Constructed in 1934, extensive base building upgrades were required prior to starting the three-floor fitout. Additionally, due to the age of the building, thorough asbestos inspections and testing was undertaken throughout the project to ensure all areas remained safe to work within.
Completed in stages, starting from level 9 down to the mezzanine floor, close collaboration was required to ensure heritage aspects of the building were preserved, including base build lift lobbies, perimeter windows and external shading systems, feature ceilings and fixtures, and the private banking office space located on level 1.
The project involved upgrades to the building management systems including two central chilled water plants, fan coils and terminal heat zoning. Various air handling upgrades occurred throughout the entire building and existing diesel boilers were relocated from the basement to the level 4 plant room which required new gas and heating water reticulation.
