This project featured an extremely tight programme and a building that posed difficulty with logistics due to the presence of another building contractor carrying out works at the same time. Working within a heritage listed building presented its own set of challenges for our team including pressed metal ceilings, lead paint and exposed timber ceilings from the 1800s. All subcontractors onsite were informed of the heritage aspects of the building, and the various ways to manage these risks. For example, due to the hazardous nature of lead paint, extensive signage was installed in all areas.
To meet the tight construction programme, we implemented frequent contact between both subcontractors and the client which in turn allowed the team to effectively meet deadlines and communicate any potential delays before they arose. We also assisted in the provision of samples, prototypes and details to finalise design elements awaiting approval.
Working closely with the consultants to expedite the process of the build, our team managed to successfully deliver the project defect free and on time. For both parties, the fitout proved to be a challenging, yet extremely beneficial, experience which has created a fantastic space with an exposed, industrial feel accommodating up to 1,200 users.
